Signs You need Crawl Space Waterproofing

Most Crawl Space leaks go unnoticed for years due to the fact that this is the least often visited part of your house. Being able to detect moisture problems as soon as they happen is a major key in preventing larger problems from occurring in the future.

To ensure you catch crawl space related water leaks quickly, we recommend inspecting your crawl space minimum two times a year.  Once in the spring  after the winter months and again in the fall. While inspecting, here are a few signs that you might need crawl space waterproofing:

  • Standing water
  • Musty odor
  • Mold and mildew growth
  • Insect or rodent infestation
  • Rusty pipes or ductwork
  • Rotting wood
  • White deposits on the crawl space walls
  • Peeling paint on your home’s exterior
  • Air quality problems throughout the house

COMMON CRAWL SPACE ISSUES LEAD TO:

  • Drywall Cracks in the Interior
  • Uneven Floors
  • Foul Odors in the Home
  • Heightened Allergies or Asthma Symptoms

FACTORS AFFECTING CRAWL SPACE WATERPROOFING METHODS

Waterproofing methods may be done to the exterior of your home or interior of the crawl space depending on several factors:

1. Your Foundation

2. Where The Leak Is

3. Your Drainage

4. Your Soil Grade

CRAWL SPACE WATERPROOFING METHODS

There are two methods of crawl space waterproofing, exterior waterproofing and interior waterproofing. Exterior waterproofing is seen as the more extensive job of the two because excavation is required to waterproof a crawl space from the outside

EXTERIOR WATERPROOFING METHOD

This type of waterproofing is normally done at the start of a major project or alongside a major project because of how extensive of a job it is. Exterior waterproofing involves installing a moisture barrier around the foundation walls to keep water out. A drainage system is also often installed.

INTERIOR WATERPROOFING METHOD

The upside to interior waterproofing is it can be less of a disruption to the homeowner compared to exterior waterproofing. We will first install a vapor barrier up the walls helping to keep all exterior moisture out. Then, other waterproofing methods are used to remove any standing water and dry up any residual moisture in the crawl space. This might include running a sump pump or dehumidifier.
